Tenant Care
The key to the success of a well-operating commercial property is a qualified team that takes care of the tenant, improves the quality of the working environment and introduces new trends and innovations. We maintain perfect relations with the tenants thanks to regular communication and stable care. That enables us to resolve any problems, or any other requirements that the tenants may have, in a timely manner.
Our other goal when working with the tenants is the effort to create a community, which improves the overall experience for the employees in the building from the place that they work.
As part of the Tenant care, we concentrate on:
- the coordination of activities when starting or ending a lease relationship (handover of the spaces, settlement of technical assessment, handover protocols, etc.),
- ensuring the fulfilment of the regular demands of the tenants in connection with the use of the space,
- the regular control of the fulfilment of the conditions of the lease agreements on the part of the tenants,
- the monitoring of economically or legally significant deadlines negotiated in the lease agreements,
- maintenance of the summaries of additional tenant requirements (especially for the purpose of documenting the claim to the payment of the related expenses),
- the management and administration of the security and deposits from the tenants in the building,
- help when organising or fulfilling marketing activities.

Financial Management
One of the basic elements of property management is the timely selection of the rent and fees for services. Our clients can depend on us in that regard. The CBRE team:
- effectively manages and processes the lease agreements in the system,
- issues invoices,
- sends reminders for the tenants’ debts,
- ensures the indexation of the rent in accordance with the conditions of the lease agreement,
- manages and administers the security and deposits obtained from the tenants for the building,
- processes received invoices and ensures their payment,
- administers the bank accounts,
- calculates the deposits from the tenants,
- designs and optimises the expenses for the operation of the property,
- separately charges the accruals (CAPEX, OPEX).

Regular Building Operations
We regularly monitor the properties the clients entrust to our care and supervise their smooth operations. The CBRE team ensures the necessary repairs, comes with proposals for improvements and supervises the level of other services, such as cleaning, security or maintenance of the exterior spaces. The timely and active resolution of any crisis situations arising in connection with the operation of the building is a matter of course.
Our services include:
- the preparation and coordination of tenders,
- the preparation, renewal and control of adherence to service contracts,
- uninterrupted support when resolving crisis events arising in connection with the operation of the building,
- the coordination and management of deliveries connected with the control of the services provided by third parties:

Reporting

- regular monthly reporting, including an overview of important facts in the past period, notices of important planned and future events, an up-to-date overview of tenants,
- an overview of overdue receivables (on a weekly basis),

- the annual budget and its fulfilment (CAPEX and OPEX),
- proposals of future decisions,
