•1,523 new units delivered in Q4 2017, bringing the 2017 total to 6,036 units. Annual absorption in the District was up over 40% compared to 2016. Demand trailed supply slightly in 2017, absorbing 5,395 units over the same time. This lag in demand contributed to a slight uptick in vacancy in the District.

•Class B unit rent growth continued to outperform Class A, increasing 1.8%. Accordingly, at the start of 2017, Class B rent was $1,984 per month, and $2,021 per month at year- end.

•1221 Van, a JBG Smith project, was the largest delivery in Q4 2017. The 291-unit project joins the new wave of supply reshaping the landscape of the Capitol Riverfront submarket.
