CBRE GlobaI Investors, the world’s leading real asset investment manager, completed a new production facility for the multinational automotive supplier Faurecia in the industrial zone Pilsen Park West near Nýřany. The tailor-made building with an area of almost 13,000 sqm, extending the current operation of Faurecia on the location, will produce car seats and seat components for the Volkswagen brand. The landlord was represented by Building Consultancy department (BCD) of CBRE, the world’s leading commercial real estate company. The BCD team provided expert technical advice and monitoring of the entire process from project assignment through obtaining all necessary permits to technical supervision during construction. Thanks to all these procedures, the new facility was completed in less than 10 months, despite the ongoing coronavirus pandemic. The developer and general contractor is Demaco. The total amount of the investment is close to CZK 300 million.
"The expansion of the building by almost 13,000 sqm required subsequent modifications such as the construction of new social facilities, parking for employees and relocation of existing roads, including backbone infrastructure networks. Effective preparation and management of the entire project has significantly accelerated its progress. In addition, we have also prepared a version for further expansion by about 8,000 sqm in the future," states Pavel Křen, Senior Asset Manager at CBRE Global Investors.
The Building Consultancy department at CBRE was responsible for technical advice in negotiating the lease and subsequently provided complete supervision of the project.
"From the point of view of providing our services, it was a unique situation where we were given the opportunity to directly represent the landlord. This gave us a greater scope, so we were able to effectively coordinate and control all processes. A major part of the project was happening in the spring during the complete lockdown and all communication took place online. Nevertheless, we managed to complete the entire project on time and in the required quality,"
The preparation of the project documentation, the acquisition of the permit and the construction itself were provided by Demaco. "We carefully planned the construction, so it took only five months from the first dig to the handover for use. Thorough coordination managed to eliminate undesirable effects on Faurecia's current production activities and prepare the building exactly according to its requirements, in order to minimize the time for the start of production in the new premises," states Tomáš Budař, Managing Director of Demaco.
The Pilsen Park West complex is located near Nýřany close to the D5 highway. The area is a unique location for automotive suppliers in neighbouring Germany and is one of the most attractive regions for foreign investment inflows in Central and Eastern Europe. "We are convinced that expansion despite the ongoing coronavirus pandemic is the right move and will help revitalize the entire automotive sector. Demand for our products remains strong and is the driving force for further growth," concludes Tomáš Burkoň, director of the Faurecia plant in Nýřany.
