The industrial developer, Panattoni Europe, is constructing a dedicated facility near Pavlov in Central Bohemia for the Czech-Slovak company ViaPharma, which provides distribution primarily for the Dr. Max pharmacy network. The building with an area of 22,900 sqm to let will include a warehouse, offices, social amenities and a pharmacy. Total investment in real estate and technology will exceed one billion crowns. ViaPharma has signed a 15-year lease agreement at Panattoni Park Prague Airport II. Ivana Watson, from Advisory & Transaction Services – Industrial & Logistics, helped to negotiate the real estate side of the transaction. The transfer of the project should take place at the end of summer next year.
The goal of the project is to adapt the speculative construction that is already underway to the specific needs of ViaPharma. Among other things, this means adding cooling and sections with different temperature modes. The construction and operation of the building will be in accordance with the requirements of the State Institute for Drug Control. The distribution centre will also have a pharmacy and a section dedicated to the distribution of the Dr. Max e-shop.
“Although we specialise in customised construction, this project is pushing our experience a little further. The warehouse is a unique combination of modern automation and very specific air-conditioning technology that allows you to set the exact temperature range throughout the warehouse. There will also be smaller reserved areas in the building subject to special climatic and hygienic regimes,” says Pavel Sovička, Managing Director of Panattoni Europe for the Czech Republic and Slovakia.
“We guarantee our partners that the products we deliver will be in the right place at the right time and with the right quality. For this, storage centres that meet all the requirements for handling the pharmaceutical range are necessary,” says Daniel Horák, the CEO of ViaPharma.
“The assignment from ViaPharma required finding storage and logistics capabilities not only in the specific Prague-West location but also taking into account the required timing and arranging the necessary modifications and technical equipment of the halls and offices with respect to the client's operational needs. In the end, the client chose the option of having a customised hall built, since none of the existing ones met its requirements. We were glad that we managed to secure one of the last possibilities of construction in Prague-West for ViaPharma with the required timing,” says Ivana Watson of CBRE’s Advisory & Transaction Services - Industrial & Logistics Department.
Panattoni Park Prague Airport II is experiencing rapid development. In less than three years it has welcomed eight companies that have gradually occupied an area of over 120,000 m2. The industrial zone is attractive primarily because of its excellent transport infrastructure and sufficient skilled workforce. Clients appreciate especially the proximity of the international airport, the connection to the D6 motorway and the Prague Ring Road and the connection to Prague and its long-term high-capacity job market.
