CBRE Hong Kong is pleased to announce its role in supporting the successful launch of a new international education facility at Tower B, China Life Center, 18 Hung Luen Road, Hung Hom, Kowloon, marking another significant education-led real estate transaction in Hong Kong.

The project involved the leasing and transformation of an entire commercial tower into a purpose-built education campus, spanning approx. 36,400 sq. ft., reflecting growing demand from international schools and education providers seeking high-quality premises to support long-term expansion.

According to CBRE Research, Hong Kong's education sector is becoming an increasingly important occupier group across the commercial property market. The city is projected to require an additional 30,000 to 40,000 international school places by 2035. As land availability for traditional school developments remains limited, education providers are increasingly considering the adaptive reuse of office buildings and other commercial assets to establish future-ready learning environments.

“This project showcases the successful repurposing of a commercial asset to support Hong Kong’s expanding education sector,” said Frederick Lai, Senior Director, Capital Markets, CBRE Hong Kong. “We are delighted to have helped the renowned Chinese education company secure its campus at the high-specification China Life Center, providing an ideal environment to support modern learning and accommodate the education group’s future growth’.

“Situated in a prime waterfront location in Hung Hom, China Life Center offers rare, premium infrastructure featuring modern floor plates, excellent floor-to-ceiling heights, and dedicated access, making it an exceptional physical canvas for adaptive reuse,” said Daniel Yip, Director, Retail Leasing, CBRE Hong Kong. “The property’s high-specification building standards, coupled with its seamless connectivity to key transport hubs and vibrant surrounding community, provide an ideal setting for a world-class educational environment.”

Delivered through close collaboration between CBRE's Capital Markets, Retail Leasing and Property Management teams, the assignment encompassed site selection, transaction advisory, project execution and handover, creating a turnkey solution for the education operator. The new Hung Hom campus is designed to provide students with an inspiring and future-ready learning environment, further strengthening educational infrastructure within one of Hong Kong's most accessible and well-connected districts.
