Total modern office stock in Prague reached 3.8 million sq m. As of Q3 2022, 308,000 sq m of office space was vacant, representing a vacancy rate of 8.1% - a 20 bps decrease q-o-q.

Three office buildings were delivered to the market; no construction or reconstruction of any building started.

As of Q3 2022, the total amount of space under construction was ca. 191,300 sq m - 32% of this space has already been pre-leased. 11,500 sq m in three projects is scheduled for delivery in Q4 2022.

Take up (excluding renegotiations) reached 80,400 sqm, representing an increase of 34% y-o-y. 

Prime rents further increased to 26.00 – 26.50 €/sq m/month.
