There were two office buildings delivered to the market in the second quarter, Dock in Five with 20,500 sqm in Prague 8 and Košířská brána with 2,200 sqm in Prague 5.

Total Prague modern office stock stood at 3.75 million sq m.

The vacancy rate stood stable at 8.4%.

In Q2 2022 total leasing activity reached 123,700 sqm. The market in Q2 2022 was dominated by new leases in existing premises, which accounted for 42% of TLA.

The most active were companies from the IT sector, which accounted for 33% of TLA, pharmaceutical companies (11%) and the finance sector (8%).

As of Q2 2022, the total amount of space under construction was circa 216,000
sq m. 31% of this space has already been pre-leased

Prime rents further increased to 25.50 – 26.00 €/sq m/month.
