The Brno office market grew by 16,500 sq m in H1 2021 and currently stands at 640,400 sq m of modern office space.
At the end of H1 2021, 72,900 sq m was vacant on the market, representing a vacancy rate of 11.4% (50 bps drop compared to 2020 year-end).
Only one new office project was delivered to the market in H1 2021: Vlněna Office Park CD.
Currently, there is 40,100 sq m of office space under construction in seven projects of which approximately 69% is expected to be completed in 2022.
Take-up in H1 2021 was almost
19,800 sq m, representing a 4% increase compared to H1 2020. Total leasing activity (TLA) reached 24,200 sq m, representing a y-o-y increase of 12%.
IT companies accounted for 30% of TLA in H1 2021.
In our opinion the achievable prime rent in Brno stood between
15.00 – 16.00 EUR/sq m/month.
